First Time Renters Guide

If you’re preparing to rent your first property and wondering what you need to do before moving in, here are some essential tips to help you get settled into your new home sooner.

 

1. Tenancy Application Form:

Before moving in, you’ll need to complete and sign a tenancy application form. This form typically requires references such as previous landlords, property managers, or employers.

 

2. Proof Of Income:

You’ll need to provide proof of your current regular income. This could include your most recent payslips (2 or 3), a letter of employment, current bank statements, or recent Centrelink statements.

 

3. Identification:

Prepare 100 points of identification, including photo ID such as a driver’s license, proof of ID card, Medicare Card, birth certificate, passport, or bank card.

 

4. Personal Information Report:

To confirm any outstanding debts or previous lodgements with debt collectors, you may need to arrange a personal information report online through Equifax.

 

5. Criminal History Check:

For the safety of our staff and property owners, a National Criminal History check is required. Rest assured; all our team members undergo the same checks. You can arrange this through Australia Post or your local police station.

 

6. Fees And Costs:

Before receiving the keys to your new rental, you’ll need to pay two weeks’ rent in advance. This payment ensures your lease begins smoothly. Additionally, a bond payment equivalent to four weeks’ rent is required, held by the Residential Deposit Authority. For instance, if your weekly rent is $250, your bond would be $1,000. The bond is refundable provided the property remains in good condition at the end of your lease.

 

7. Rental History:

If you’re a first-time renter without a rental history, focus on demonstrating your ability to make regular rental payments, maintain the property, and adhere to the terms of the rental agreement.
